Most roofs don't fail all at once. They give you signs first — granules collecting in the gutters, shingles curling at the edges, a stain on the ceiling that shows up only after a hard rain, daylight visible through the attic boards. By the time water reaches drywall, it's usually been getting into the decking for a while.
What a Mountain West re-roof includes
We tear off down to the deck. Every layer comes off, because covering an old roof with a new one hides exactly the problems you're paying us to find. With the deck exposed we can see what's actually going on underneath — and on a lot of Treasure Valley homes, what's going on underneath is soft sheathing around a chimney or a valley that's been quietly wet for years.
Anything rotten or delaminated gets replaced. Then new underlayment, new drip edge, new flashing at every wall and penetration, new pipe boots, and proper ventilation at the ridge and eaves. Then shingles rated for the wind we actually get here.
How long it takes
Most homes are one to two days. Larger, steeper, or more complex rooflines run longer, and if we open up the deck and find real damage we'll stop, show you photographs, and talk through it before we go any further. You will never get a change order from us that you first hear about on the invoice.
Cleanup
Tarps over the landscaping before the first shingle comes off. Debris hauled at the end of each day rather than left in a pile over the weekend. A rolling magnet across the driveway, walkways and lawn before we leave.
